Please note: We have all seen in news reports and social media feeds that the Covid-19 pandemic has led to some people panic buying essential items like toilet paper. This is leaving others to be “caught short” and having to find alternatives. Please remember that your toilet and drainage system is only designed to flush away the 3 P’s – Pee, Poo and (toilet) paper. Any other items, including things like wet wipes, kitchen paper, blue roll, newspaper, napkins and tissues will cause the drainage system to block and overflow.

As resources become stretched at this time, please help Worthing Homes to ensure that any risk to your home and your family’s health is reduced by making sure that your toilet and drainage system is used correctly. In the event that toilets become blocked and overflow as a result of misuse, residents will be recharged for the unblocking and other related works as a result of any damage. There may also be unavoidable delays in contractors being able to attend due to availability during this time.

Your responsibilities

As per the tenancy agreement you are responsible for:

  • Supply and replacement of light bulbs, electric plugs and fluorescent tubes.
  • Repair and maintenance of non-mains operated smoke alarms.
  • Keeping the inside of your home clean and in good condition.
  • Internal decoration.
  • Repair and replacement of door furniture i.e. additional keys, locks, bolts, handles and latches including the replacement of lost keys and any subsequent lock change resulting from this.
  • Sweeping of chimneys and flues to open fires in use at least once every 12 months.
  • Repairing things that have been damaged through neglect or misuse.
  • Minor repairs and replacements.
  • Your own appliances, fittings and any DIY.
  • Keeping your garden tidy and free of rubbish.
  • Provision of and repairs to boundary fencing between properties.
  • Repairs and maintenance of all garden features including paths and patios.
  • Repair / replacement of toilet seats.
  • Pest control.

Please note repairs we undertake that are caused from misuse or negligence will be recharged.

Our responsibilities

As per the tenancy agreement we are responsible for:

  • Drains, gutters, sewers and external pipes (except where the drains and sewers are the responsibility of the water authority).
  • The roof.
  • Outside walls, outside doors windowsills, window catches, sash cords and window frames including necessary external painting and decorating.
  • Internal walls, floors (not flooring – vinyl, carpet etc) and ceilings, doors and door frames, door hinges and skirting boards.
  • Chimneys, chimney stacks and flues but not including sweeping.
  • Balconies, pathways, steps or other means of access.
  • External plaster work.
  • Basins, sinks, baths, toilets, flushing systems and water pipes.
  • Electric wiring, including sockets and switches, gas pipes and water pipes.
  • Water heaters, fireplaces, fitted fires and central heating installations.

Please note repairs we undertake that are caused from misuse or negligence will be recharged.

Permission must be sought from Worthing Homes for any alterations you wish to make to your home.

You will need to let us know what you wish to alter, and include images / diagrams, so that our surveyors can be sure the alterations will not breach laws or cause damage.
