The Housing Services Team offer a wide range of quality services both to our tenants and leaseholders including lettings, transfers, rent arrears management, neighbourhood management and leasehold management services.

The Resident Involvement Co-ordinator is responsible for ensuring we actively involve our residents in the management of our properties, this includes managing our Resource Centre

Care Services


The Care Services Team is the largest team at Worthing Homes and provides services to older and vulnerable people.

Our 7 sheltered housing schemes offer safe and secure accommodation in the form of studios, flats or bungalows in which our tenants are encouraged to maintain their independence. Scheme Managers provide support and assistance when required, and our Deputy Scheme Managers provide response to emergency calls when the Scheme Manager is off duty (including throughout the night).


RedAssure


Care Services also provide a Community Alarm Scheme to people in the wider community. This service is called RedAssure and is available not just to Worthing Homes' residents, but also to owner/occupiers and those in private rented accommodation or tenants of other Housing Associations.

The installation of RedAssure enables people to call for help from anywhere within their home or garden in the event of an accident, illness or any other emergency. The service operates 24 hours a day, 365 days a year and provides real peace of mind not only to our clients, but also to their friends and families.

Property Services


The Property Services Department employees twenty seven members of staff, which includes a skilled and qualified in-house Workforce of eleven.

The department is ultimately responsible for the improvements and repair of Worthing Homes stock, including the company's health and safety duties. The department also provides professional services for Worthing Borough Council and Guild Care.

The department comprises three teams:


Asset Team


The Asset team is responsible for all reactive and planned maintenance works with twelve staff managed by our Asset Manager. In summary, they are responsible for our day to day repairs, empty properties, out of hours emergencies, major improvements, cyclical works such as gas servicing and external painting, as well as the overall asset management of the stock. This team also employs our Health and Safety Officer who ensures we meet our statutory obligations.


Operations Team


The Operations team is our in-house workforce of eleven operatives and is known as Greenspace and Homespace. The teams are managed by our Operations Manager and are responsible for empty homes repairs, day to day repairs and grounds maintenance, which includes the management of all our open spaces, play areas and shrubs/hedges.


Development Team


Development
is a team of three, who source new development opportunities and obtain funding from the local authority and Housing Corporation to build new homes for rent. Upon completion these are managed on a day to day basis by the Asset Team.

Finally, we will also provide support to Worthing Borough Council in a civil emergency.

Resources

 

The Resources Directorate is made up of 3 departments.


Information Technology


The Information & Communication Technology (ICT) team of three, are responsible for supporting all computer and telephone based systems used by Worthing Homes. This support covers the full system lifecycle from evaluation, through implementation and, project management, support and finally decommissioning and replacement of systems and equipment. The team also undertakes the training of staff throughout the organisation and produces an annual ICT Strategy as well as developing the Business Continuity Plan to ensure Worthing Homes can function in case of an emergency.


Finance


The Finance teams consists of 5 members. Their responsibilities include the daily processing of all income, payment of contractors and suppliers, invoicing and follow-up of all non-rental income, updating the rent system with individuals housing benefit entitlements and the processing of all entries onto the rent accounts. The team are also responsible for producing internal financial reports for management purposes and the statutory accounts which are presented to members at the AGM.


Corporate Services

The corporate services department is a team of 4 full time staff. The team is responsible for all aspects of human resources; reception and customer services; corporate administration support including purchasing, facilities and office management.
